Analisis Biaya dan Waktu Proyek Konstruksi dengan Metode Duration Cost Trade Off

Keberhasilan dan kegagalan proyek sangat dipengaruhi oleh waktu dan biaya. Tolak ukur keberhasilan proyek adalah minimnya biaya dengan waktu penyelesaian yang singkat dan kualitas baik. Pengendalian proyek yang efektif diperlukan untuk memastikan waktu pengerjaan sesuai kontrak atau lebih cepat, sehingga biaya tetap menguntungkan dan menghindari denda akibat keterlambatan. Konsep Duration Cost Trade Off menunjukkan hubungan antara lama waktu penyelesaian proyek (durasi) dengan biaya terkait. Penelitian ini menganalisis biaya dan waktu proyek konstruksi menggunakan metode ini. Pengumpulan data dilakukan melalui pengamatan langsung dan tidak langsung, mencakup biaya pengeluaran proyek dan waktu pelaksanaan proyek. Analisis data melibatkan pembuatan kurva S, perhitungan Cost Slope, dan Crash Cost. Hasil menunjukkan bahwa percepatan waktu proyek dapat dicapai dengan menambah tenaga kerja dan melakukan beberapa pekerjaan secara bersamaan (overlapping). Kesimpulan penelitian ini adalah bahwa hubungan durasi proyek dan biaya sangat dinamis dan kompleks. Metode percepatan proyek melalui penambahan tenaga kerja dan overlapping dapat mempercepat waktu proyek dari 220 hari menjadi 107 hari dengan tambahan biaya Rp.528.556.809,27, lebih murah dibandingkan biaya keterlambatan sebesar Rp.581.439.976,00. Nilai cost slope adalah Rp124.862.427,66.
